Evergreen – Sanderson Ridge Exterior Restoration

Boss Builders was engaged to solve an ongoing issue with a penthouse-level concrete deck that had been leaking into the unit below. By the time we arrived, it was clear this wasn’t a surface-level repair; the entire assembly had failed and needed to be rebuilt properly from the structure up.
The project started with a full demolition of the existing deck. In total, we removed about 850 square feet of 4" concrete, roughly 83,000 lbs (over 41 tons), all from a fourth-floor elevated space. Getting that done safely required careful planning, along with a full scaffolding setup to manage access, material movement, and debris removal.
Once demolition was complete, we rebuilt the deck with a new waterproofing system designed for long-term performance. Every layer, tie-in, and transition was done with attention to detail to make sure the space below would stay fully protected moving forward.
Along the way, we also completed the following:
- Reflashed over 100 linear feet of capping
- Removed and reinstated Hardie siding along the deck walls
- Tied the new waterproofing system cleanly into all surrounding assemblies
Timing was a big factor on this one. With winter approaching and an active leak affecting the unit below, the project was fast-tracked and completed in just under two months, wrapping up right before Christmas. To keep things moving in cold conditions, we installed a full heating and hoarding system so materials could cure properly, and work could continue without compromise.
Quality control was a priority throughout. We completed multiple staged water tests whenever the weather allowed, making sure everything performed exactly as it should before calling the job complete.
